In Riga, Torņkalns, Jelgava Street 8 and 12, a new, modern student hotel has been given to exploitation. The new building will be a cosy and modern living place for students and young professionals.
The developer of this project is SIA “Riga PBSA investments” in partnership with SIA “MBC capital” and SIA “Towerhill Hostel”. The client is SIA “J12”, the construction process manager – SIA “Bonum management”, while the designer is SIA “DUAL Architects”. JSC “LNK Industries” carried out the construction work, and the total investment in the project is EUR 12 million.
Construction of the building was started in the summer of 2021, and it was completed within the previously set deadlines. As such, already this school year, the student hotel will welcome its very first residents!
The short period during which construction had to be finished led to the search for new solutions, as works continued in the winter period, too. For example, facade heating construction took place also when the temperature was below zero, using materials and technologies specially adapted for such conditions. (..) “This allowed it to be started as early as February and the biggest part of work to be completed in spring,” says Kaspars Ratkevičs, Board Member of AS LNK Industries.
“Some challenges were brought by planning – the hotel-style narrow corridors and many apartments were the reason for special logistics because the construction of material stacks was difficult. Therefore, the use of conventional building equipment was almost impossible, and new solutions were sought and found,” Ratkevičs reveals.
The building has 240 Studio-style apartments, and it is fully equipped. Each apartment is furnished, has its own sanitary knot, kitchen and independently adjustable ventilation unit. The house also has common premises for free time activities, while the area around has been landscaped with beautiful lawns. In addition, several recreation areas have been built, and many bicycle sheds have been set up, too. The first bookings in the building were made by the talented new specialists in the aviation and IT industries.
