Heart of Hanza Residential Building Commissioned in Riga’s Historic Centre

JSC LNK Industries has officially commissioned the Heart of Hanza residential building, located at 3B Hanzas Street in Riga, between the city’s modern center and the Quiet Centre, within the UNESCO World Cultural and Natural Heritage protection zone. The seven-story building includes 127 apartments, commercial premises on the ground floor, and an underground parking garage. The surrounding area has been landscaped, featuring a closed inner courtyard with recreational and active leisure zones. Modern technical solutions and high-quality materials were used during construction, ensuring sustainability and long-term durability.

The construction works were completed on schedule, in full compliance with the highest quality standards and with the special care required for building in Riga’s historic center. One of the most technically complex tasks during implementation was lowering the groundwater level. An innovative “white tank” method was used to waterproof the foundation and basement walls, providing a high level of structural protection.

A significant volume of engineering work was carried out: 968 piles were installed, and more than 28,000 m³ of soil was excavated and removed. Approximately 1,450 tonnes of reinforcement and 12,000 m³ of concrete were used in the reinforced concrete frame. The building’s technical systems reflect the scale of the project: over 160 km of electrical cables and more than 70 km of utility pipelines were installed, including 25 km of heating, 24 km of water supply and sewage systems, and 6 km of ventilation ducts. Throughout the project, special attention was paid to environmental integration and safety, including continuous monitoring of groundwater, vibration, and settlement, as well as carefully planned and phased landscaping of the area.

The building has received an A+ energy efficiency rating for primary non-renewable energy use and an A rating for heating, meeting nearly zero-energy building standards. Apartments are equipped with individually regulated heating and ventilation systems with heat recovery, and rainwater collection tanks have been installed in the basement. The adjacent section of Hanzas Street has also been transformed into an orderly, safe, and visually attractive part of the city, where the building’s architecturally expressive façade blends harmoniously with the surrounding streetscape.

The total construction cost of the project reached €35 million, of which €17 million was financed by BluOr Bank.”

The project was developed by LNK Properties, with architectural and interior design by AB3D and landscaping by ZALA Landscape Architects.
